Real Estate Agents inspections

Buyer’s Inspections

A buyer inspection is an independent look at the property before you are locked in. We inspect the structure and major systems, photograph defects, and explain what matters now versus what can wait. The point is not to kill the deal. It is to keep a hidden repair from becoming your problem after closing.

Seller’s Inspections

Inspect before you list. You see the same issues a buyer’s inspector will see, then you can repair, disclose, or price them. That cuts renegotiation, last-minute credits, and deals that fall apart after the inspection.

Commercial Inspections

We inspect office, retail, restaurant, industrial, multi-family, and other commercial properties for buyers, sellers, landlords, and tenants. The report covers structure, roof, envelope, parking and site, electrical, plumbing, HVAC, and interior conditions, with photos and a deficiency summary you can use in diligence or lease talks.

New Construction

Phased inspections catch defects while they are still cheap to fix.

– Slab / foundation

– Frame and pre-drywall, including rough mechanical, electrical, and plumbing

– Roof

– Final before close

– One-year warranty

Periodic Inspection

Small leaks, failed flashing, and aging equipment get expensive if they sit. Periodic inspections are for homeowners and investors who want a current condition report before monsoon season, before a refinance, or before a tenant turns.

Real Estate Agents

We work on the transaction clock. Reports are clear, photo-backed, and written so your client understands the finding without panic language. You get a usable document. The client gets facts.

Sewer Scope Inspections

A sewer scope inspection uses a camera to check the sewer line for roots, cracks, collapses, and blockages. It is especially useful before closing on a property in Tucson and Southeastern Arizona, helping buyers understand hidden sewer-line conditions before they become an expensive surprise.

Termite Inspections

Termite inspections identify signs of termite and other wood-destroying insect activity, along with conditions conducive to infestation. We report findings clearly for buyers and sellers. This is an inspection only; we do not perform termite treatment.

Mold Testing and Inspections

Mold and air quality inspections and testing are available when you notice staining, odors, leaks, or have a buyer concern. We can help evaluate conditions after Southern Arizona moisture events without overclaiming what testing can determine.

Our inspection services

  • Tucson Home Inspection — Buying a house in Tucson or Southern Arizona? Our buyer inspection covers the roof, stucco, foundation, electrical, plumbing, cooling, and attic. You get a photo-filled report in plain language with next steps, and you are welcome to walk the house with us and ask questions.
  • Seller Home Inspection — Thinking of listing? A pre-list inspection shows you what a buyer’s inspector will likely find, from monsoon roof flashing to stucco cracks and aging sewer lines. You get a photo report with plain findings and next steps, so you can act before you go to market.
  • Commercial Property Inspection — Buying or owning a retail, office, or small industrial building? We inspect roofs, rooftop cooling units, walls, site drainage, and building systems, and report what we find with photos and plain-language next steps so you can plan repairs and negotiate with facts.
  • New Construction Inspection — Buying a new home from a builder? We inspect at the slab, frame or pre-drywall, and final stages, plus a one-year warranty walk. Each report has photos and a clear punch list you can hand to the builder before closing or before the warranty ends.
  • Sewer Scope Inspection — A camera run through your main sewer line shows cracks, roots, sags, and breaks in older clay and cast-iron pipe before they become expensive problems. You get camera stills, plain-language findings, and next steps, whether you are buying, selling, or fighting slow drains.
  • Pool and Spa Inspection — Sun and hard water wear out pool equipment in Southern Arizona. We check the pump, filter, heater, plumbing, plaster, decking, and safety items, then give you a photo report in plain language that says what is fine, what needs service, and who to call next.
  • Mold Inspection — Worried about a musty smell or water stains? We look for moisture sources and possible mold, and collect samples for lab analysis when it makes sense. The report explains what testing can and cannot tell you, with photos and clear next steps for fixing the cause.
  • Home Inspection for Realtors — Agents get an inspector who answers the phone, explains findings to clients in plain words, and delivers photo reports with clear next steps. We serve buyers and sellers across Tucson and Southern Arizona, seven days a week. Ask us about a sample report.
