A newer house still deserves a second look
A home that has never had a previous owner has never had an independent set of eyes on it either. Builders work on tight schedules, and many trades pass through a house before it is finished. Our job is to look for what got missed, so you can ask for it to be fixed before closing.
Inspecting in phases
If you are buying from a builder, waiting until the end means many things are already closed up behind drywall. Our new construction inspection service breaks the work into stages:
- Slab or foundation stage, before concrete is poured or while the footings can still be seen
- Frame or pre-drywall stage, when framing, wiring, and plumbing are open
- Final stage, when the house is finished and the systems can be run
- One-year warranty walk, before the builder’s coverage runs out
Each stage ends with a photo report and a punch list you can hand to the builder.
What we look for in recent builds
Newer does not mean flawless. Common items on our checklist include:
- Lot grading that is not finished or sends water toward the slab
- Gaps around pipes and wires where they pass through walls and the attic floor
- Insulation that is thin, uneven, or missing in spots
- Cooling equipment that is not draining or moving air the way it should
- Stucco cracks near corners, doors, and windows as the house settles
