What we do not inspect
Many larger properties have private water and waste systems, so we want to be clear from the start. First Defense does not inspect wells or septic systems. We do not replace a well or septic specialist, and we will not pretend to. If the property you are buying has either one, hire a qualified specialist for that part of the job and let us cover the house.
A sewer scope where a sewer line exists
If the home connects to a sewer line, we can run a camera through it. A sewer scope inspection shows cracks, roots, sags, and breaks in the pipe, with camera stills in the report. Ask when you call whether the property you are considering has a line we can scope.
What we do inspect on a bigger lot
The house itself gets the same careful look as any Tucson home inspection. Standard items include:
- Roof surfaces, flashing, and drainage
- Exterior walls, stucco, and the ground around the foundation
- Electrical panel, visible wiring, and safety devices
- Plumbing inside the home, water heater, and fixtures
- Heating and cooling equipment and ductwork
- Attic, insulation, and ventilation
Room to walk, water to watch
More land means more places for rain to run. We look at how the lot slopes, where water collects after a storm, and whether it drains away from the house. We allow time to walk around the property instead of rushing through the front door and out the back. A buyer looking at an older barn, guest house, or detached building should tell us when booking, so we can talk through what we can and cannot cover.
