Who it is for
This page is for listing agents, buyer’s agents, and team leads working in Tucson, Oro Valley, Marana, Sahuarita, Green Valley, Vail, Sonoita, Benson, Arizona City, Casa Grande, and Maricopa. It is also for agents who are newer to the area and want an inspector who explains things in a way clients follow. Your clients get the inspection. You get a report you can work from with fewer follow-up questions.
What the report includes
Every report has photos, plain-language findings, and next steps for each item. It is written for a buyer who has never had an inspection and for an agent who needs to know what to ask for in a repair request. We separate safety concerns and active problems from routine maintenance so that the significant items are easy to find. We describe conditions. We do not tell your client whether to buy the house, and we do not tell you how to negotiate.
Turnaround time
Agents work on tight inspection periods, and we know it. How fast a report is ready depends on the size of the home and the extras involved, such as a sewer scope or a pool. When you call to book, tell us your deadline and we will tell you plainly whether we can meet it. We would rather say so up front than promise something we cannot do.
How you talk to clients
Buyers who attend the inspection get a live walk-through, and we explain the important findings as we go, in ordinary words. We answer questions about what we saw and what it means. We stay in our lane: we describe conditions, and the price or repair decisions are between your client and you. If a finding needs a roofer, plumber, or electrician, we say so. If something is not a real concern, we say that too, so a small item does not scare a buyer out of a good house.
Southern Arizona issues we see
Knowing what usually turns up helps you prepare clients before the inspection. On Southern Arizona listings we often see:
- Monsoon-related roof leaks at flashing, skylights, and parapets
- Foam roofs with worn coating, ponding, or blisters
- Stucco cracks that buyers want explained
- Drainage and grading that direct runoff toward the slab
- Older clay and cast-iron sewer lines that are worth scoping
- Pool equipment past its service life
- Production-home punch list items on newer construction
A heads-up to sellers before listing can save a deal. Suggesting a pre-list inspection is one way to do it.
