First Defense Building Inspection is a Tucson, Arizona company owned by Kief Manning, who holds Arizona BTR license #76157, is a licensed drone pilot, and works as a disaster relief inspector. We look for moisture problems and possible mold in homes around Southern Arizona, and we collect samples for lab analysis when testing makes sense. If you see or smell something you are worried about, call (520) 505-1423.

What we inspect
A mold inspection begins with a visual look for the conditions that let mold grow, which is moisture. We check:
- Ceilings and walls for stains, bubbling paint, or soft spots
- Around windows, doors, and exterior wall penetrations for water entry
- Under sinks, around toilets, tubs, and showers, and at the water heater
- Around air conditioning units, drain lines, and drip pans
- The attic for roof leak evidence and moisture staining
- Crawlspaces or garage walls where water can collect
Where it is appropriate, we take air or surface samples and send them to a laboratory. The lab identifies what types of spores or growth are in the sample. That is useful information, but it has limits, and we explain them below.
Who it is for
Mold inspections are for owners who have had a leak, homebuyers who see staining or notice a musty smell, and tenants or landlords who need a record of conditions. They help sellers who fixed a leak and want to document it. We work in Tucson, Oro Valley, Marana, Sahuarita, Green Valley, Vail, Sonoita, Benson, Arizona City, Casa Grande, and Maricopa. If you are buying, a mold inspection often goes along with a Tucson home inspection.
What the report includes
The report has photos, plain-language findings, and next steps. It records where we saw moisture or suspected growth, what likely caused it, and what to do about it. If we collected samples, you get the lab results along with our notes. Testing does not tell you whether anyone will get sick, and it does not measure health risk. A sample is a snapshot of one place at one time. Results can vary with the sampling method and the conditions on that day, and a clean result in one spot does not rule out growth elsewhere in the house. We do not remove mold. If remediation is needed, the report points you toward the next step.
Southern Arizona issues we see
People think the desert is too dry for mold, but moisture still gets in. What we see most often:
- Roof and flashing leaks after monsoon storms that wet ceilings and attic framing
- Swamp coolers and air conditioning condensate lines that leak or overflow
- Stucco cracks that let rain into wall cavities
- Drainage that sends water against the foundation and into the house
- Plumbing leaks under sinks or behind walls, including old cast-iron drain lines
- Homes closed up for months, with a small leak going unnoticed
Fixing the source of water matters more than any test. If a roof is involved, we can look at it during the visit.
