What we inspect
We look at the pool, the spa, and the equipment that runs them, as they are on the day of the inspection. That covers:
- Pool and spa shell, plaster or finish, tile line, and coping
- Decking around the pool, including cracks and trip hazards
- Pump, filter, and motor, and how they run
- Heater, if there is one, and its controls
- Visible plumbing, valves, and equipment pad condition
- Electrical items at the equipment, such as timers, controls, and visible bonding
- Skimmers, returns, drains, and lights
- Barriers, gates, and other safety features, where visible
We are not a full pool service company, and we do not dig or drain pools. We report what can be seen and tested during the visit.
Who it is for
This inspection is for buyers of a home with a pool or spa, sellers who want to know what is coming, and owners who have not had the equipment checked in a while. It is a good add-on to a Tucson home inspection for houses in Tucson, Oro Valley, Marana, Sahuarita, Green Valley, Vail, Sonoita, Benson, Arizona City, Casa Grande, and Maricopa. Buyers of new homes with a pool can add it to a new construction inspection too.
What the report includes
You receive a written report with photos, plain-language findings, and suggested next steps. We describe what we saw, why it matters, and whether it looks like a maintenance item or something a pool contractor should evaluate. If something is not working, or we cannot tell because the pool was not operating, we say so plainly. The report does not replace a specialist evaluation of leaks or structural problems.
Southern Arizona issues we see
Sun, heat, and hard water are tough on pools here. The problems we see often include:
- Pumps and motors worn by years of long summer runtime
- Plaster that is rough, stained, or scaling from mineral buildup
- Cracked decking and coping from shifting soil and heat
- Leaking valves and plumbing at the equipment pad
- Heaters and controls damaged by sun exposure
- Drainage around the pool that sends monsoon runoff toward the shell or equipment
- Older electrical connections and missing or weathered covers
Evaporation in the desert makes it hard to tell a leak from normal water loss, so we note what we see and suggest a leak-detection specialist when signs point that way.
