Fall Housing and Property Condition

As Arizona’s fall housing season opens after Labor Day, First Defense Building Inspection says property condition is becoming a larger factor in how quickly homes sell in Tucson and Southeastern Arizona.

Buyers have more time to compare listings and review inspection findings before closing. Greater Tucson inventory has recently measured about 3.3 to 3.5 months of supply — still supportive of prices, but no longer the bidding-war pace from earlier in the decade. Homes priced in line with recent sales continue to move. Listings that linger often do so after a price cut, or after a detailed inspection report leads to renegotiation.

“Buyers have time again,” said Kief Manning, founder of First Defense Building Inspection. “They are walking more houses, reading inspection reports, and walking away from the ones that feel like a project. The seller who waits for the buyer’s inspector to find the problem is already negotiating from behind.”

Labor Day also falls near the end of monsoon season (through September 30). That combination shows up in findings on roofs, flashing, drainage, and HVAC that has already run through a full desert summer — issues that are easy to miss at a showing and expensive if they land in the report after the buyer has other options.

“A monsoon leak does not have to be dramatic to cost you the deal,” Manning said. “It just has to show up in the report after the buyer already has other options.”

More sellers are requesting pre-listing inspections so they can repair, price, or disclose known conditions in advance. Buyers are treating independent inspections as ordinary due diligence again.

First Defense Building Inspection is licensed by the Arizona Board of Technical Registration (Kief Joshua Manning, BTR Inspector #76157) and serves Tucson and Southeastern Arizona, including Oro Valley, Marana, Sahuarita, Green Valley, Vail, Arizona City, Casa Grande, and Maricopa.
